RWA Sector 40 Held Its GBM

The new Managing Committee (2023-25) of RWA sector 40 held its first General Body Meeting on Sunday,  January 28.

During the break, the members were served with hot cup of tea and biscuits. There were two main agendas of the meeting, (i) The increase in monthly subscription and (ii) The laying of new sewer lines in the sector.

In order to clarify the doubts of the residents regarding laying of new sewers lines, the concerned JE, from Noida Authority, was invited in the meeting to discuss the project details and also to resolve the problems being faced by the residents during this whole process. In the beginning of the project there were some anomalies which were noticed by Brig. Sinha, resident of F block and were brought to the notice of RWA. These were got rectified after having several meetings by RWA with the senior officers of Noida Authority, the supervisor and the contractor.  It was a nightmare for the residents during the digging of the roads when their water pipes and underground electric and electronic cables were damaged.  Such damages could have been avoided/minimized if the diggings had been done manually or with lighter digging machines instead of using heavy JCB machines.  After completion of the work, the roads were left uneven with big craters which caused difficulty in movement of vehicles as well as for the pedestrians.  The JE was requested to level the roads by compressing these with the help of road rollers.  The JE appraised the house that levelling of roads will now begin in blocks C and F where the laying of sewers has been completed.

Pranav Anand, the Vice President, read out the financial expense report in which inflow was comparatively much less in comparison to the expenditure being incurred by RWA.  This was due to the increase in the number of security guards, complying with PF Act obligations, fixing of additional CCTVs, their annual maintenance and salaries of staff working in RWA.  As such the committee proposed for an increase in monthly subscription from existing Rs. 500/- pm to Rs. 1000/-. This proposed increase being 100% over the existing amount did not go well with the members and they objected to such a big increase.  Finally a consensus was reached at to increase monthly subscription to Rs.700/- PM.  Tilak Raj, resident of  D block, during his brief speech, emphasized to reduce the recurring expenses on security guards and depend more on electronic system and spend on CCTVs which is a one- time investment. The provision of PF deduction was implemented last year only after engaging a security agency for security which is mandatory as per the Provident Act .   Mohinder Singh, resident of B Block apprised Pranav Anand that as per section 16 of the Provident Act, the cooperative housing societies /RWAs registered under the Cooperative Societies Act are exempted if the number of employees engaged by them are less than 50.  This should be got clarified in writing by RWA from Commissioner Provident Fund and implement provisions of PF Act, if required.

The last agenda was to seek approval of house to call a special general body meeting to affect some changes/amendments in the Bye-Laws. A committee has been constituted for this purpose. The proposal of the committee will be circulated to all the members of RWA before holding the special general body meeting. For effecting any changes in the Bye-Laws, approval of 2/3r eligible members is required. The meeting was concluded with vote of thanks from the President followed by lunch hosted by the RWA.
