Residents Jittery About MCG Takeover

Homes DLF Phases were bought and occupied by residents over the last three decades keeping in mind the high quality of the builder and the maintenance services it provides. After the announcement of the MCG take over, residents of DLF have started to worry about the after effects of this transition and how it would impact the area. 

DEDL

DEDL has been maintaining the current DLF Phases and for rendering these services. DLF is only charging CAM at Rs. 3.50 per sq. yard which is based on pure actuals and without any management fee being charged to the residents, even though there are many defaulters, they continue to provide essential and upkeep services to all its Residents’ as measure of exceptional goodwill.

Other Areas

Majority of us are not happy with the condition of the other areas in Gurgaon that have been taken over by MCG. The upkeep of these areas is far inferior in comparison to DLF areas due to lack of proper maintenance or even a maintenance company. 

The residents of these colonies are unable to hire 1 single agency, due to lack of 1 single RWA among colony blocks. Each block is being managed separately and in some cases a few lanes are being managed separately. 

Security

Besides regular upkeep, security is another area that concerns residents when the MCG takes over. In absence of a dedicated security agency for our Phase, the crime rate in the area is bound to go up. Does the local law enforcement have the bandwidth and the force to manage DLF-1 the way it being managed at the moment?

Solution

DLF-1 stalwarts and senior residents need to come together to discuss and take practical solutions to the MCG to manage our area post takeover. 

There is a need for the MCG to identify an agency that could possibly manage Phase 1 or collaborate with DEDL who has been taking care of maintenance for so many years and only then take over the colony. The decision of hiring an agency should not be left with the various RWA’s since that would create even more chaos.
