Sector 75 is one of the only townships declared an eco-city by Noida Authority. AIMS Max Gardenia Developers had been entrusted by Noida Authority to develop this township with best in class amenities and infrastructure. Later, the builder and Noida Authority together subleased this sector and divided it into large group-housing plots & allotted them to other builders to build multistorey apartments. Many societies are still in phase 2 & 3 of the construction stage but with some towers handed over to residents, families have started occupying their flats and few societies have nearly full occupancy. So far seventeen housing societies are present in sector 75.
Negligence of Noida Authority, organized corruption, politics and the so-called builder lobby left no stone unturned to make money and cheat home buyers in this sector. Buyers have not only suffered internal infrastructural problems within their societies but also the shortcomings of common infrastructure like parks, green belts, roads, sewerage, water, effluent handling etc. Till date Noida Authority is not able to force the principal and sub-leased builders to develop this sector as per approved plans. Problems are not new here; every society has made enough efforts in their individual capacity to sort their respective society related problems along with some peripheral issues. But the common infrastructure remains unaddressed. The only hope to sort this problem is to form a single RWA for entire sector 75 with sub-committees representing each housing society. To strengthen such proposed common RWA, individuals holding political positions (of any political party) should support from outside. Politically motivated individuals holding positions with any party should demonstrate leadership by choosing between the position in RWA or the one offered by the party. This will boost morale of the fellow residents and strengthen RWA to fight with Noida Authority and builders to achieve larger goals. Recently, the Noida Authority said that it is planning to put an end to 30 RWAs in 30 sectors of Noida, causing panic among the RWA members. According to the senior officer of Noida Authority, OSD Indu Prakash Singh, Noida Authority has sent a two-page letter to the Deputy Registrar, Meerut regarding the matter, after which the existence of these RWAs will come to an end. They have also mentioned that there should be only one RWA in one sector as per the laws of the Noida authority. However, currently, there are two or more RWAs in many sectors. This news has spread like wildfire among the RWAs, causing a state of panic. The authority has stated that there are 90 residential sectors in the city, with 120 RWAs present. This means that there are 30 extra RWAs compared to the number of sectors. The authority has expressed the need to put an end to the existence of these 30 RWAs as they often create confrontations that can lead to problems.
Divide and rule, the golden rule of all times is eating away a piece of mind and investment of buyers of sector 75. People divided by societies / builders, people left to the mercy of Noida Authority, politically motivated people fighting with each other in the chase of power resulting in only issues with no remedy in sight. The common man is the biggest sufferer in this fight and time has come to join hands and stand together to form a common RWA that would represent sector 75 and challenge the bureaucratic system indulged in hypocrisy.
