Apex Athena Apartments Owners’ Association Takes Shape

The formation of the Apex Athena Apartments Owners’ Association (AOA) began in June 2024, in collaboration with the builder. The election of committee members took place in September 2024, with the criteria being that the first name on the flat ownership could be nominated for the committee. The elected members were Sushant Yadav as President, Rohit Awasthi as Vice-President, Prayandra Kumar as General Secretary, Rajkumar Sagar as Treasurer, and Akansha Yadav, Alok Khare, Aman Khera, Anil Prakash Gupta, and Sanjeev Kumar Mishra as committee members.

Sushant Yadav, President of the AOA, informed members that the association has been registered with the Deputy Registrar, Ghaziabad, on December 31, 2024, with registration number GBN/06846/2024-2025. The registration is valid until December 30, 2029. A membership fee of Rs. 1000 will be charged from all flat owners who have registered their flats.

Residents have high hopes from the AOA, expecting it to complete pending work with the builder and transfer the corpus fund to the AOA account. They also hope to get relief from paying GST on maintenance charges. However, some residents are concerned about who will be responsible for repairing balconies with cracks, which pose a danger if they collapse. The builder has allegedly ignored these complaints.

The President has called the first Annual General Meeting (AGM) of the Apex Athena Apartments Owners Association, scheduled for Sunday, February 16, 2025, at 10:00 AM at the Club House. The agenda includes introducing AOA members, a briefing by the President on ongoing developments, defining the responsibility and accountability of the AOA, discussing membership fees and share certificates, and addressing pending project works. An open discussion will also be held on opting out of GST on Common Area Maintenance (CAM) and taking over maintenance responsibilities.
