A New Era Unfolds: Indosam 75 Takes Charge of its Future

The Indosam 75 Apartment Owners Association (AOA) has made a significant stride towards self-governance by taking over the collection and management of maintenance charges, effective April 1, 2024. This milestone marks the culmination of prolonged discussions and negotiations between Indosam Infra and the Indosam 75 AOA, spearheaded by President Saurabh Saxena. The decision has sparked both optimism and concerns among property owners and AOA members, prompting an open general meeting to address all queries and concerns.

During the meeting, Mr. Saxena provided a comprehensive overview of the benefits and implications of this new arrangement, ensuring transparency and clarity for all stakeholders. The meeting concluded on a positive note, heralding a new era of independence from the builder and self-management for the society.

One of the immediate advantages of this transition is an 18% reduction in maintenance charges, resulting from the waiver of GST now that the AOA is handling the funds. This financial relief has been warmly welcomed by all owners.

To ensure efficient management, Mr. Saxena has formed various subcommittees comprising over 30 active volunteers. These subcommittees have created a positive environment and have been instrumental in supporting the AOA across various domains of work.

The past few months have been a period of intensive learning and adaptation, with the AOA working diligently to reduce the builder’s influence and mobilize the community towards greater self-governance. The next major milestones include the collection of the Interest-Free Maintenance Security (IFMS) and the formal sign-off on the Handover-Takeover (HOTO) agreement.

During this transitional phase, the AOA team has undertaken numerous initiatives to improve the society’s infrastructure and services. Significant efforts have been made to enhance the operation of amenities, improve housekeeping and waste management standards, and ensure robust security and efficient parking management. Under Mr. Saxena’s leadership, the AOA has a clear vision to transform Indosam 75 into a society that meets global benchmarks. The community enjoys high compliance standards, including the installation of multimeter UPPCL electricity meters. The deployment and integration of IT tools and platforms are in progress, aimed at making life easier and more age-friendly for all residents.

The successful takeover and subsequent management by the AOA have provided several key learnings, highlighting the importance of community involvement, transparency, and a well-structured governance framework. By engaging residents and forming specialized subcommittees, the AOA has managed to foster a sense of ownership and accountability among residents, ensuring the society operates smoothly and efficiently.

Moreover, the transition has underscored the significance of financial prudence and strategic planning. The savings from the GST waiver are a direct benefit to residents, demonstrating the tangible advantages of self-management. The focus on enhancing infrastructure and services has shown that substantial improvements can be made in a relatively short period with the right leadership and community participation.

The AOA’s efforts to improve infrastructure are noteworthy, with upgrades to the sewage treatment plant (STP) contributing to better waste management practices. Housekeeping standards have been raised, ensuring a clean and hygienic living environment. Security measures have been enhanced, providing residents with peace of mind, and parking management has been optimized to ensure convenience and order.
